Q- What are some inexpensive things I can do to make my house greener?
A-The first thing I would do is replace the incandescent bulbs with compact fluorescents, it's very easy and pays for itself. Also participate in your local curbside recycling. I just had a tankless H2o heater installed in my own home and I have already seen the reduced gas bills and increased comfort from always having hot water. It's the best.
Q-Will you come over and recommend the most cost effective improvements even if I'm not selling?
A-Sure
Q- Can you promise that my house will sell?
A-Of course not; but my record speaks for itself. I have never had a residential listing expire. In fact, my average market time is a little over a month, even in this market.
Q-I am interested in a healthier and more efficient home for my family, but can I afford it in my price range?
A-There are greener choices in every price range. Also remember that the cost of an efficient home is less monthly than it's non-efficient counterpart. This allows you to keep more money in your wallet every month instead of handing it out for energy bills.
Q-Will you still use traditional methods of marketing?
A-It depends. I evaluate each home on a case by case basis and develop a custom marketing plan for each property. Since 85% of homebuyers today now search for a home online, a strong internet presence is a MUST to sell your home. My listings appear on over 20 sites including this one and EcoBroker.com. I will do what is needed to achieve our goal of a timely sale at the right price. The plan might include an open house, it might not. It might require advertising in playbills, it might not. It just depends on the specific needs of the property.
Q-Can you provide a one stop shop when we find the right house?
A-As long as it's in my clients best interest. I have worked in this industry for many years and have developed solid relationships with very skilled professionals and many times it's a perfect fit, but not always. Just like anything else, if you do your research you will make an informed decision and you will be better off financially.
Q-I'm a buyer. Is it okay to call the number on a 'for sale' sign to inquire about a house?
A-No!! The Realtor on the sign represents the seller's best interest, not yours. Proceed to the next FAQ.
Q-What is agency and dual agency?
A-Agency is when a real estate broker discloses "who" & "how" they are going to represent a buyer or seller. When a buyer and seller use the sa
me Realtor, the Realtor's hands are tied. We can no longer negotiate for the sole benefit of our primary client. Both buyers and sellers benefit from the advice and zealous representation of their own agents, especially when those clients are suddenly confronted by adversity. I like my work as an expert consultant and advocate on behalf of my clients. Dual agency strips away the most important and rewarding aspects of my job. It's very simple to refer the secondary to another Realtor so that I can best represent my client.
Q-Are there tax advantages to owning an energy efficient house and/or making energy efficient improvements?

Q-What is the best way to communicate with you?
A-I let my clients make that decision. I am alerted of new emails instantly, and my iPhone is pretty good about delivering SMS right away but has it's bugs; and of course you can always call me, although I can be somewhat chatty if I have the time.
